Permits & Zoning Specialist

Job Summary
We seek an experienced Permits and Zoning Specialist to navigate municipal approvals, building permits, and regulatory compliance for restaurant and commercial construction projects. Your expertise in municipal code interpretation, zoning regulations, and permit processes will accelerate project approvals and ensure regulatory compliance. You will coordinate with municipalities, health departments, and design teams to deliver compliant solutions across the Several Positions Open Across Canada and USA and North America.
Key Responsibilities
- Research and analyze zoning regulations, land use requirements, and municipal bylaws for project sites
- Identify potential zoning conflicts and develop variance or exemption strategies where needed
- Prepare permit applications including Building Permit, Electrical Permit, Mechanical Permit, and Plumbing Permit documentation
- Coordinate with municipal planning departments on development approvals and conditional approvals
- Review health department requirements and coordinate food service facility approvals
- Manage communication with municipal inspectors and address inspection requirements
- Track permit status and follow up on approvals to maintain project schedules
- Prepare documentation for zoning variance hearings and appeals when necessary
- Maintain up-to-date knowledge of evolving municipal codes and building standards
- Coordinate site plan approvals and environmental assessments when required
Required Qualifications
- 5+ years of experience in municipal permits, zoning, or building code compliance
- Expert knowledge of Ontario Building Code and municipal development standards
- Comprehensive understanding of zoning regulations and land use planning
- Excellent written and communication skills for municipal correspondence
- Strong organizational skills managing multiple permit applications and municipal timelines
Preferred Qualifications
- Experience with restaurant or food service facility approvals and health department coordination
- Knowledge of zoning variance procedures and appeals processes
- Familiarity with accessibility compliance and ADA/AODA requirements
- Experience with site plan approval and environmental review processes
